Steel & Tube, a leading New Zealand steel solutions provider with over 70 years of history, is seeking a proactive Commercial Property Manager to join our National Support Centre in Auckland. Reporting to the General Counsel, you’ll provide support to our nationwide portfolio of 36 sites, ensuring operational excellence and supporting strategic property initiatives. This fixed-term role until the end of 2025 is perfect for a driven individual, including supervisor-level candidates or recent graduates ready to step up and make a difference.

 

As a Commercial Property Manager, you’ll manage leases, coordinate maintenance, and support property projects like site consolidations, seismic upgrades, and refurbishments. You’ll engage with landlords, contractors, and internal teams (Legal, Finance, QHSET, and Digital) to ensure compliance, accurate documentation, and seamless operations. The role involves hands-on project management, from setting up meetings and tracking budgets to negotiating lease terms and resolving non-conformance reports. With strong support from a collaborative team, you’ll have the guidance needed to succeed, making this ideal for a proactive candidate eager to learn and contribute.

 

Key Responsibilities:

  • Manage lease documentation, rent reviews, and renewals with precision
  • Coordinate property maintenance, tenant works, and landlord engagements
  • Lead project management tasks, including budgeting, milestones, and stakeholder meetings
  • Ensure compliance with health, safety, and regulatory standards (e.g., BWOF, racking)
  • Maintain accurate records and drive continuous improvement initiatives

 

About You:

  • Property management experience is desirable
  • Strong communication and stakeholder management skills, with a proactive mindset
  • Comfortable with project coordination, including agendas, minutes, and progress tracking
  • Digitally savvy, with attention to detail and ability to learn in-house systems
  • You could be a recent graduate or experienced property guru, as it’s the attitude and work-eithic that is most important
